Fees are calculated as a percentage of gross project contract value, including approved change orders. Rates are determined by project scope, duration, and overall risk exposure.

Running multiple Florida projects annually?

Builders with $1M+ in annual Florida project volume qualify for a separate structure — designed for contractors running multiple concurrent or sequential projects where per-project pricing doesn't reflect the full relationship.

Provisional structure
$4,000–$5,000 per active month until cumulative billings reach 50% of projected annual revenue, within the first six months.
Once threshold is reached
Discounted percentage-based pricing applies going forward.
$0 annual fee cap

Once you reach the cap within a rolling 12-month period, no additional oversight fees are charged — regardless of project count or total value.

For builders doing $1M+ annually, this cap puts GC Launchpad at or below the cost of a traditional qualifying agent — without the W-2 or equity requirement.
